The Costs Beyond Rent

Stamp Duty0.4% of total rent, paid by you via IRAS e-stamping. E.g. S$1,000/mo × 12 months × 0.4% = S$48. An unstamped lease is weak protection in a dispute
UtilitiesAsk if included and what the cap is — 'included' often has an aircon limit
AirconQuarterly servicing is usually the tenant's cost — check the clause
Agent FeeFor rooms, usually none if you deal with the landlord's agent — confirm before viewing

Owner ProofAsk for proof of ownership or HDB approval — a real landlord won't be offended
Exit ClauseNegotiate a diplomatic clause (exit with 2 months' notice) if your job situation could change
RepairsWho pays when the aircon or fridge breaks — common convention: tenant covers small repairs up to a stated cap, landlord covers the rest. Get the number in the TA
OccupancyCheck the flat isn't over the legal occupant cap — overcrowded flats get reported
